Watermen Capital is a national bridge lender for real estate investors who need to move fast. When a deal won't wait for a bank, a bridge loan gives you the short-term capital to acquire, renovate or reposition a property, then sell or refinance on your schedule.
Our originators, underwriters and closers have deep experience in both distressed investing and private real estate lending. We underwrite the property and your business plan, close quickly, and fund rehab draws efficiently, so you can focus on executing the deal.
A bridge loan fills the gap between buying a property and its long-term outcome. Investors use them to:
1. Apply: Send us the property address, purchase price, any rehab budget and your exit plan.
2. Get Terms: We review the deal and issue a term sheet, typically within a day or two.
3. Close: We value the property, finalize underwriting and fund your purchase.
4. Execute: Complete your renovation or lease-up, drawing rehab funds as work is finished.
5. Exit: Sell the property, or refinance into a long-term rental loan and hold.
A bridge loan is short-term financing used to acquire or improve an investment property until it can be sold or refinanced into long-term debt. It's underwritten mainly on the property and your plan, which lets it close much faster than a conventional loan.
A fix and flip loan is one type of bridge loan, built specifically for buying, renovating and reselling. Bridge loans cover a wider range of short-term strategies, including stabilizing a rental before refinancing or closing quickly on a property that doesn't need much work.
Yes. We can finance up to 90% of purchase costs and up to 100% of your rehab budget, with rehab funds released through a draw schedule.
Most borrowers either sell the property or refinance into a long-term rental loan. We'll ask about your exit plan up front so the loan term fits your timeline.
We fund bridge loans throughout the United States. Find your state in the list below for local details.
